How Property Tax Works in Piute County

Property taxes in Piute County are calculated based on the assessed value of your property and the current millage (tax) rate. Here’s how the process works:

  • Assessment: The Piute County Assessor’s Office determines the taxable value of your property, typically at 55% of its fair market value for residential properties. Reassessments occur annually.
  • Millage Rate: Tax rates are set by local taxing entities (county, school districts, etc.) and are applied per $1,000 of assessed value. For example, if the combined mill rate is 0.012 and your home is assessed at $100,000, your annual tax would be $1,200.
  • Calculation: Taxes owed = (Assessed Value ÷ 1,000) × Mill Rate. Adjustments may apply for exemptions or special districts.

Available Exemptions

Piute County offers several exemptions to reduce taxable value for eligible property owners:

  • Primary Residence (Homestead) Exemption: Reduces the taxable value of a primary home by up to 45% of its fair market value, capped at $1,980 in savings.
  • Senior Citizen Exemption: Residents aged 65+ with income below $37,813 may qualify for additional reductions.
  • Disabled Veteran Exemption: Veterans with a service-connected disability of 10% or more may exempt up to $325,964 of their home’s value.
  • Indigent Abatement: Low-income homeowners may apply for partial tax relief through the county.

Applications for exemptions must be filed with the Piute County Assessor by September 1.

Payment Schedule & Deadlines

Piute County property taxes are due annually, with the following deadlines and options:

  • Payment Deadline: November 30 of each year. Payments postmarked after December 1 incur a 2% penalty.
  • Installment Plan: Taxes may be paid in two installments (due November 30 and May 31) if the total bill exceeds $100.
  • Late Payments: Delinquent taxes accrue interest at 1.5% monthly (18% annually) and may lead to a tax lien or auction after three years.

Payments can be made online, by mail, or in person at the Piute County Treasurer’s Office.

Appealing Your Assessment

If you believe your property’s assessed value is incorrect, follow these steps to appeal:

  • Step 1: Contact the Piute County Assessor’s Office to discuss discrepancies before filing a formal appeal.
  • Step 2: File a written appeal with the Piute County Board of Equalization by September 15 (or within 30 days of your assessment notice). Include evidence like recent appraisals or comparable sales.
  • Step 3: Attend a hearing to present your case. The board will issue a written decision.
  • Further Appeals: If unsatisfied, you may appeal to the Utah State Tax Commission within 30 days of the county’s decision.

Note: Appeals do not delay tax payments; pay your bill to avoid penalties while the appeal is pending.
