How Property Tax Works in Lake County

In Lake County, property taxes are calculated based on the assessed value of your real estate and the local tax rate, often referred to as the millage rate. The Tennessee State Board of Equalization mandates that property be appraised at its fair market value. Once the appraiser determines this value, it is multiplied by an assessment ratio to determine the assessed value. For residential property in Tennessee, this ratio is 25%. The assessed value is then multiplied by the combined tax rate of Lake County and the local municipality to determine your annual tax bill. Available Exemptions

Tennessee offers several property tax relief programs to eligible homeowners to help manage the financial burden of property ownership. These programs are governed by state law and administered locally:

  • Property Tax Relief Program: Available to low-income elderly residents (age 65 or older), as well as disabled homeowners, provided they meet specific income requirements established by the state.
  • Disabled Veterans Exemption: Veterans who have a 100% permanent and total service-connected disability, or their surviving spouses, may qualify for a significant exemption on their primary residence.
  • Tax Freeze Program: Qualifying seniors aged 65 and older may be eligible to "freeze" the tax amount on their primary residence at the base year level, preventing future tax increases regardless of property value appreciation.

To apply for these exemptions, residents must provide proof of age, disability status, and total household income to the office of the Lake County Trustee.

Payment Schedule & Deadlines

Property taxes in Lake County are due annually. Typically, tax notices are mailed in October, and the deadline to pay without penalty is the last day of February of the following year. It is important to note that Lake County does not generally offer installment plans; the full amount is due in a single payment. If taxes remain unpaid after the February deadline, they are considered delinquent. Delinquent taxes accrue interest at a rate mandated by state law, and additional penalty fees are applied monthly. Continued failure to pay may eventually result in a tax lien being placed on the property or, in extreme cases, the initiation of a tax sale to recover the outstanding balance.

Appealing Your Assessment

If you believe the appraised value of your property is inaccurate or exceeds its fair market value, you have the right to appeal. The process begins with an informal review with the Lake County Assessor of Property. If the issue is not resolved, you may formally appeal to the Lake County Board of Equalization. This board meets annually to hear evidence, such as recent appraisals or comparable sales data, to determine if an adjustment is warranted. Should you remain dissatisfied with the board's decision, you may further appeal to the State Board of Equalization.
