How Property Tax Works in Sandusky County
In Sandusky County, property taxes are determined by the assessed value of your real estate and the local millage rates. Every three years, the County Auditor conducts a triennial update, and every six years, a comprehensive reappraisal is performed to ensure property values reflect current market conditions. The taxable value of your property is set at 35% of its appraised market value, as mandated by Ohio law.
The total tax bill is calculated by multiplying this taxable value by the effective tax rate (millage). These rates are comprised of inside millage (fixed by the state constitution) and outside millage (voted upon by local residents to fund schools, libraries, and emergency services). Because of Ohio’s House Bill 920, tax credits are applied to most voted levies to prevent inflation from automatically increasing your tax burden when property values rise, ensuring that local taxing districts generally collect the same amount of revenue as when the levy was first approved.
Available Exemptions
Ohio provides several property tax relief programs to assist eligible homeowners in reducing their tax liability. These exemptions are administered through the County Auditor’s office:
- Homestead Exemption: Designed for seniors (65+) and individuals with permanent disabilities. This program allows qualified homeowners to shield a portion of their home's market value from taxation.
- Disabled Veteran Exemption: A specialized version of the Homestead Exemption for veterans who have a total service-connected disability rating. This offers a higher reduction in taxable value compared to the standard exemption.
- Owner-Occupancy Credit: A reduction applied to the taxes of owner-occupied residential properties.
- Current Agricultural Use Value (CAUV): Allows qualified farmland to be taxed based on its agricultural production value rather than its potential market development value.
Payment Schedule & Deadlines
Property taxes in Sandusky County are typically collected in two semi-annual installments. The first half is generally due in mid-February, and the second half is due in mid-July. The Sandusky County Treasurer’s office provides specific dates annually, and taxpayers are encouraged to check their official statements for the exact deadlines.
Failure to pay by the designated deadline results in a 10% penalty on the unpaid balance. If taxes remain delinquent, the county may initiate collection actions, which can include tax liens or, in severe cases, foreclosure proceedings. Taxpayers struggling to meet deadlines should contact the Treasurer’s office immediately to inquire about potential payment plans or escrow arrangements.
Appealing Your Assessment
If you believe the market value assigned to your property by the Auditor is inaccurate, you have the right to file an appeal. The formal complaint process begins with the Sandusky County Board of Revision (BOR). Property owners must file a formal complaint (Form DTE 1) between January 1 and March 31 of the current tax year.
When filing, you must provide supporting evidence to justify a change in valuation. Acceptable documentation includes a recent independent appraisal, a record of a recent arm's-length sale of the property, or evidence of comparable sales in your immediate neighborhood. Following your submission, a hearing will be scheduled where you may present your case to the Board.
