How Property Tax Works in Miami County

In Miami County, Ohio, property taxes are determined by the assessed value of your real estate and the local tax rates, known as millage. By Ohio law, the County Auditor performs a full reappraisal of all property every six years, with an update performed in the third year following the reappraisal. The "taxable value" is officially set at 35% of the market value determined by the Auditor.

The total tax bill is calculated by multiplying the taxable value by the effective tax rate. These rates are comprised of various levies approved by voters to fund local schools, townships, cities, libraries, and county services. Because tax rates vary significantly depending on your specific taxing district, your property tax amount is unique to your geographic location within Miami County.

Available Exemptions

Ohio offers several programs to provide tax relief to eligible homeowners. These exemptions can significantly reduce your tax burden:

  • Homestead Exemption: Available to senior citizens (65+) and permanently disabled individuals who meet specific income requirements. This program allows homeowners to exempt a portion of the market value of their primary residence from taxation.
  • Disabled Veteran Exemption: Veterans with a service-connected disability rating of 100% (or those receiving compensation at the 100% level due to individual unemployability) may qualify for an expanded homestead exemption that exempts a larger portion of the home's value.
  • Owner-Occupancy Credit: While this state-funded credit was phased out for new levies, properties that previously qualified may still see the reduction on their tax bills.

Payment Schedule & Deadlines

Property taxes in Miami County are billed in two semi-annual installments. The first half is typically due in mid-February, and the second half is due in mid-July. The Miami County Treasurer’s office provides multiple payment methods, including online payments, mail, or in-person delivery at the county office.

Failure to pay by the statutory deadlines will result in a 10% penalty on the unpaid balance. If taxes remain delinquent, the county may initiate a tax lien process, which can lead to legal action or, in extreme cases, a tax foreclosure sale. If you anticipate difficulty meeting a deadline, contact the Treasurer’s office immediately to discuss potential payment plans or escrow options.

Appealing Your Assessment

If you believe the Auditor’s market value for your property is inaccurate, you have the right to file a complaint. The primary avenue for this is the Miami County Board of Revision (BOR). Complaints must generally be filed between January 1 and March 31 of the current tax year.

To succeed in an appeal, you must provide evidence that the Auditor's valuation does not reflect the fair market value of your property. Acceptable evidence includes recent appraisals, documentation of recent sales of similar properties in your neighborhood, or photographs showing significant structural deficiencies. The BOR will review your evidence and may hold a hearing before issuing a decision to either maintain or adjust your property’s assessed value.
