How Property Tax Works in Ashland County

In Ashland County, property taxes are determined by the assessed value of your real estate and the local tax millage rates. The process begins with the County Auditor, who conducts a reappraisal every six years and an update every three years to ensure property values reflect current market conditions. The taxable value is legally set at 35% of the appraised market value.

Once the taxable value is established, the tax amount is calculated using the millage rate, which is expressed in mills (one mill equals $1 of tax for every $1,000 of taxable value). These rates are a combination of state-mandated minimums and local voter-approved levies for schools, townships, and county services. Available Exemptions

  • Homestead Exemption: Available to homeowners who are at least 65 years old, or are totally and permanently disabled, and meet specific income thresholds. This allows you to shield a portion of your home's market value from taxation.
  • Disabled Veteran Exemption: A specialized version of the Homestead Exemption for veterans with a service-connected disability rating of 100% (or total disability by VA standards). This provides a higher exemption amount than the standard program.
  • Owner-Occupancy Credit: A reduction applied to residential properties that serve as the primary residence for the owner.

Payment Schedule & Deadlines

Ashland County property taxes are billed in two semi-annual installments. The first half is typically due in mid-February, and the second half is due in mid-July. The County Treasurer’s office will mail tax bills to the property owner or their mortgage escrow agent approximately three weeks prior to the due date.

It is critical to meet these deadlines to avoid penalties. Payments received after the due date are subject to a statutory 10% penalty. If taxes remain unpaid for an extended period, the county may initiate a tax lien, which can ultimately lead to foreclosure proceedings. If you are dissatisfied with the BOR’s decision, you may further appeal to the Ohio Board of Tax Appeals or the Court of Common Pleas.
