How Property Tax Works in Isabella County

In Isabella County, property taxes are calculated based on the Taxable Value of your property multiplied by the local millage rate. Each year, the local assessor determines the State Equalized Value (SEV), which is intended to represent 50% of the property's market value. However, due to Proposal A, your Taxable Value is capped and cannot increase by more than 5% or the rate of inflation, whichever is lower, unless there is a change in ownership. The millage rate—expressed in dollars per $1,000 of taxable value—is set by various taxing authorities, including the county, local townships or cities, and school districts. This total rate determines your final tax bill.

Available Exemptions

Michigan offers several exemptions to help reduce the tax burden for eligible residents. It is important to verify your eligibility with your local assessor’s office, as filing deadlines apply.

  • Principal Residence Exemption (PRE): Commonly known as the "Homestead" exemption, this allows homeowners to exempt their primary residence from a portion of local school operating taxes.
  • Disabled Veterans Exemption: Michigan law provides a 100% property tax exemption for honorably discharged veterans who have been determined by the U.S. Department of Veterans Affairs to be permanently and totally disabled as a result of military service.
  • Poverty Exemption: Residents who meet specific income and asset guidelines established by their local municipality may apply for a reduction in property taxes based on financial hardship.
  • Senior Citizen Exemptions: While Michigan does not have a broad property tax exemption based solely on age, seniors may qualify for the Home Heating Credit or the Homestead Property Tax Credit via their state income tax return, which can provide significant tax relief.

Payment Schedule & Deadlines

Property tax bills in Isabella County are typically issued in two cycles: Summer and Winter. Summer taxes are generally levied on July 1st and are due by September 14th without interest. Winter taxes are levied on December 1st and are due by February 14th. If payment is not received by the deadline, interest and penalties accrue monthly. After February 28th, unpaid taxes are considered delinquent and are transferred to the Isabella County Treasurer’s office for collection, where additional administrative fees and higher interest rates apply.

Appealing Your Assessment

If you believe your property’s assessed value or taxable value is inaccurate, you have the right to appeal. The process begins at the local level:

  • March Board of Review: The first step is to protest your assessment at the local March Board of Review. You should contact your local township or city assessor’s office to schedule an appointment and obtain the necessary petition forms.
  • Michigan Tax Tribunal: If you are dissatisfied with the decision of the local Board of Review, you may appeal to the Michigan Tax Tribunal. Please note that for residential property, you must first protest at the local Board of Review to preserve your right to appeal to the Tribunal.
