How Property Tax Works in Whitfield County
Whitfield County residents pay property tax on the assessed value of their real estate, which is determined by the County Assessor’s office each year. The standard assessment rate is seven percent of the property’s market value, split into two halves: 70 percent is used for the adjusted assessed value that drives the millage calculation, and 30 percent is retained as “assessor’s equity.” Properties are re‑valued each January during the declaration year; the city, school district, and county also set millage rates that apply to that assessed value. The total tax bill is calculated by adding the county’s millage (usually in the 20‑ to 25‑mill range), the school district’s millage (typically around 52 mills), and any special district or municipal millages. The sum of these rates is multiplied by the adjusted assessed value to produce the annual tax amount due.

Available exemptions help reduce the taxable value of your property.
- Homestead exemption lowers assessed value by $4,000 (plus $7,000 for a second homestead).
- Senior citizen exemption: $1,000 for ages 65+, $1,500 for ages 80+.
- Veteran exemption: $7,000; disabled veteran: $15,000; disabled POW/MAI: $10,000.
- Disability exemption requires a valid state or federal disability certificate.
Payment Schedule & Deadlines
Whitfield County taxes are usually payable in one of two installment plans. The one‑time payment must be made by July 1, and the two‑payment plan requires a first installment by July 1 and a second installment by November 30 or December 1, depending on the assessor’s filing schedule. If a taxpayer pays the full amount by July 1, a 5 percent reduction in the total tax is applied. For the two‑payment plan, the first pay‑installment also receives the 5 percent discount, while the second is due with no discount but incurs a 25 percent late fee if paid after deadline. A 45 percent penalty and an additional 2 percent annual interest rate will be added if payments are more than 60 days late. All payments can be made online, by mail, or at the Whitfield County Tax Collector’s office.
Appealing Your Assessment
Too high an assessment can be challenged through the Whitfield County Appeals Board. Homeowners can file a written appeal with the Assessor’s office no later than the 1st of the month following the assessment year (usually January 31). The appeal must include a brief statement of basis, supporting documents, and any evidence of market value. The appeals board will schedule a hearing within 30 to 60 days of receiving the appeal. At the hearing, the owner presents evidence and the board decides whether to adjust, uphold, or increase the assessed value. If the decision is unfavorable, a final appeal can be made to the Georgia Superior Courts within 30 days of the board’s ruling.
