How Property Tax Works in Walton County
Walton County assesses property value on a “fair market value” basis, which is the price a willing buyer would pay and a willing seller would accept in an open market. The County Property Appraiser conducts the assessment each year, typically using sales data, property characteristics, and recent comparable transactions. Once the assessed value is determined, the county applies the local millage rates to calculate the tax bill. One mill equals one‑tenth of a cent ($0.001) per dollar of assessed value. Walton County’s combined millage rate includes the County tax levy, the School District levy, the Community Services District levy, and any special district or city rates that apply to the parcel. For example, a property assessed at $200,000 with a total millage rate of 18.5 mills would owe $3,700 in property taxes for the fiscal year (200,000 × 0.0185).
Available Exemptions
Florida offers several exemptions that can reduce your taxable base. In Walton County you may qualify for one or more of the following:
- Homestead Exemption: Up to $50,000 for primary residences. The first $25,000 applies to all property taxes, while the second $25,000 applies only to non‑school levies.
- Senior Citizen Exemption: Residents 65 years or older may receive an additional $5,000 exemption on the assessed value of their homestead.
- Disability Exemption: A $5,000 exemption is available to qualified disabled homeowners who meet state criteria.
- Veteran Exemptions: Veterans with a service‑connected disability may claim a $5,000 exemption, and those with a 100% service‑connected disability may qualify for a full exemption from all property taxes on their homestead.
All exemptions must be applied for through the Walton County Property Appraiser’s office, usually by March 1 of the tax year. Supporting documentation, such as proof of age, disability, or veteran status, is required.
Payment Schedule & Deadlines
Walton County levies property taxes in two installments:
- First installment: Due November 1, with a grace period until December 31. Payments received after December 31 incur a 5% late fee.
- Second installment: Due March 1, with a grace period until April 30. Late payments after April 30 are subject to a 5% late fee plus a $5 surcharge.
Taxpayers may pay the full amount at once, split the two installments, or enroll in the County’s “Pay‑As‑You‑Go” plan, which spreads the balance over twelve monthly installments with a modest administrative fee. Failure to pay on time can result in a tax lien, loss of exemptions, and, ultimately, tax deed foreclosure.
Appealing Your Assessment
If you believe your property has been over‑assessed, you have the right to appeal within 30 days of receiving your notice of value. Follow these steps:
- File a Petition for Declared Value with the Walton County Value Adjustment Board (VAB) by the deadline.
- Gather evidence such as recent comparable sales, independent appraisals, or photos showing property condition.
- Attend the VAB hearing on the scheduled date; you may present your case in person or via video conference.
- If the VAB decision is unsatisfactory, you may appeal to the Circuit Court within 30 days of the VAB’s order.
Professional representation is optional but can be beneficial, especially for complex properties or commercial parcels. Keeping thorough records and meeting all filing deadlines are crucial to a successful appeal.
