How Property Tax Works in Baker County
Every year the Baker County Property Appraiser (CPA) determines the market value of each parcel of real estate. This “assessment” reflects the price the property would likely sell for in an open market as of January 1. The assessed value is then adjusted by the state’s Save Our Homes (SOH) cap, which limits annual increases for homestead‑owned homes to 3 % or the change in the Consumer Price Index, whichever is lower.
Once the final assessed value is established, the property tax bill is calculated by applying the local millage rates. A mill is one‑tenth of one percent (0.001) of assessed value. In Baker County the combined millage for 2024‑2025 includes:
- School District – approximately 15.5 mills
- County Government – about 3.2 mills
- City (if applicable) – varies, typically 2‑4 mills
- Special Districts (e.g., fire, water) – 1‑2 mills each
To estimate your tax, multiply the assessed value (after SOH adjustment) by the total millage and divide by 1,000. For example, a home with a post‑SOH value of $150,000 and a total millage of 22 mills would owe:
($150,000 × 22) ÷ 1,000 = $3,300 in annual property taxes.
Available Exemptions
Florida offers several exemptions that reduce the taxable portion of your assessed value. Eligible owners in Baker County can claim one or more of the following:
- Homestead Exemption – Up to $50,000 off the assessed value for a primary residence. The first $25,000 applies to all property taxes; the second $25,000 applies only to non‑school millage.
- Senior Citizen Exemption – Residents age 65 or older may qualify for an additional exemption of up to $5,000 (circuit) or $25,000 (non‑circuit) if income criteria are met.
- Disability Exemption – Qualifies if the homeowner is totally and permanently disabled; provides a $5,000 exemption (circuit) and/or $25,000 (non‑circuit) similar to senior exemptions.
- Veteran Exemptions –
- Disabled veterans receive a $5,000 (circuit) and $25,000 (non‑circuit) exemption.
- Surviving spouses of veterans who died on active duty may claim a full homestead exemption.
All exemptions are filed with the Baker County Property Appraiser and must be renewed annually (or when circumstances change).
Payment Schedule & Deadlines
Florida property taxes are generally due in two installments:
- First installment – November 1 (or the first day of the month after the bill is mailed). Paying by this date avoids any penalty.
- Second installment – March 1. This is the final deadline for most properties; a third optional installment may be paid by June 1 for those who prefer to spread the balance.
If you miss a deadline, a 10 % penalty is added after November 30, and a further 10 % (total 20 %) after March 31. Interest accrues at the statutory rate on the unpaid balance. The County Treasurer offers several payment options, including online credit‑card/ACH, mail‑in checks, and in‑person at the Treasurer’s office.
Appealing Your Assessment
If you believe your assessed value is too high, you have the right to appeal to the Baker County Value Adjustment Board (VAB):
- File a petition – Submit a written petition to the VAB within 30 days of receiving your Notice of Value.
- Gather evidence – Comparable sales, independent appraisals, and any physical defects that affect market value.
- Attend the hearing – The VAB will schedule a hearing where you can present your evidence. A VAB member will render a decision, typically within 30 days of the hearing.
- Further appeal – If you disagree with the VAB decision, you may appeal to the circuit court within 30 days of the VAB order.
Remember, the burden of proof rests with the taxpayer, so thorough documentation is essential. The Baker County Property Appraiser’s website provides sample petition forms and detailed instructions to guide you through the process.
