How Property Tax Works in Sussex County

Sussex County assesses property value each year as of January 1. The County Assessor determines the market value by reviewing recent sales, improvements, and depreciation. This value is then multiplied by the combined millage rate — the amount of tax levied per $1,000 of assessed value — to calculate the annual tax bill. For 2024‑2025, the county’s base millage rate is 12.79 mills, while municipalities, school districts, and special districts add their own rates, typically resulting in a total ranging from 18 to 22 mills. The assessor’s office also publishes a “taxable value” after applying any eligible exemptions.

Available Exemptions

Delaware offers several statutory exemptions that reduce the taxable value of qualifying properties.

  • Homestead Exemption: Residents who own and occupy their home may receive a $10,000 reduction in assessed value. Applications are filed with the Sussex County Tax Assessor by March 31.
  • Senior Citizen Exemption: Homeowners aged 65 or older may qualify for an additional $5,000 exemption, provided their household income does not exceed the state‑defined threshold.
  • Disability Exemption: Individuals receiving Social Security Disability Income (SSDI) or with a qualifying physical disability may obtain a $5,000 exemption, subject to proof of eligibility.
  • Veteran Exemption: Armed‑forces veterans who have served at least 90 days of active duty and are either disabled or 65 or older can claim a $5,000 exemption; surviving spouses of deceased veterans may also qualify.

All exemptions require a completed application and supporting documentation; they must be renewed each year unless otherwise noted.

Payment Schedule & Deadlines

Sussex County bills property taxes in two installments. The first half‑payment is due on November 1 and is considered delinquent after December 31. The second half‑payment is due on May 1 and becomes delinquent after June 30. Property owners may choose to pay the full amount at once for convenience.

  • Pay online through the county’s e‑Tax portal, by mail, or in person at the Treasurer’s office.
  • Late payments incur a 5 percent penalty plus interest calculated at the statutory rate.
  • Properties with unpaid taxes for more than six months may be subject to a tax lien and eventual foreclosure.

Installing automatic bank drafts or enrolling in the “Pay‑by‑Phone” system helps avoid missed deadlines.

Appealing Your Assessment

If you believe your property's assessed value is inaccurate, you have the right to appeal.

  • Notice of Appeal: File a written appeal with the Sussex County Assessment Appeals Board within 30 days of receiving your assessment notice.
  • Supporting Evidence: Include recent comparable sales, a professional appraisal, photographs of the property, and any records of recent improvements or damage.
  • Hearing Procedure: The Board will schedule a hearing, usually within 60 days of the filing. You may present your case in person or via video conference.
  • Decision & Further Review: The Board issues a written decision within 30 days. If unsatisfied, you may appeal to the Delaware State Board of Assessment Appeals, following the state’s procedural guidelines.

Timely filing and thorough documentation are critical; most successful appeals result from clear, comparable market data rather than subjective opinions.
