How Property Tax Works in Gila County

Gila County assesses property value on a “fair market value” basis each year, typically as of January 1. The County Assessor’s Office conducts field inspections, reviews recent sales, and may use automated valuation models to determine the taxable value. Once the assessed value is established, the Board of Supervisors applies the appropriate millage rates, which are expressed in dollars per $1,000 of assessed value. In Gila County the combined millage for 2024 is approximately 31.5 mills (8.5 mills for the County, 12.0 mills for the school district, and the remainder for city, fire, and special districts). The final tax bill equals:

  • Assessed Value ÷ 1,000 × Total Millage Rate = Annual Property Tax Obligation.
  • Any special assessments (e.g., water or sewer) are added after the millage calculation.

All property owners receive a tax statement in late February; the amount shown reflects the current assessment and the most recent millage rates approved by voters and the County Board.

Available Exemptions

Arizona offers several statutory exemptions that can reduce the taxable portion of your property. In Gila County the most common are:

  • Homestead Exemption: Reduces the assessed value of a primary residence by $150,000 (or 30 % of the property’s value, whichever is less). The exemption applies automatically when the property is the owner’s legal residence.
  • Senior Citizen Exemption: Residents age 65 or older may receive an additional $10,500 exemption, provided income does not exceed the state‑defined threshold.
  • Disability Exemption: Qualified seniors or disabled persons can claim an extra $20,000 exemption on the assessed value of their primary dwelling.
  • Veteran Exemption: 100 % disabled veterans (or surviving spouses) are eligible for a $12,000 exemption; those with less than 100 % disability may receive a prorated amount.

Payment Schedule & Deadlines

Gila County parcels property tax into two installments:

  • First installment: Due on March 1. The amount is 50 % of the total tax bill.
  • Second installment: Due on October 1. The remaining 50 % of the tax bill is payable.

Payments may be made online, by mail, or in person at the County Treasurer’s Office. If you choose the quarterly option, each payment must be submitted by the listed due date; otherwise, a 7 % penalty plus interest will be assessed on the overdue balance. Failure to pay by the final October deadline can result in tax lien filing, possible tax foreclosure, and additional collection costs.

Appealing Your Assessment

If you believe your assessed value is inaccurate, you have the right to protest:

  • File a Notice of Protest: Submit the form to the Gila County Assessor’s Office within 30 days of the mailing date on your tax statement.
  • Gather Evidence: Compile recent comparable sales, independent appraisals, or photographs that support a lower market value.
  • Administrative Hearing: The Assessor’s Review Board will schedule a hearing, typically within 90 days of filing. You may appear in person or be represented by an attorney.
  • Further Appeal: If the board’s decision is unsatisfactory, you can petition the Arizona Tax Tribunal within 20 days of the board’s final order.
