How Property Tax Works in Greene County

Greene County assesses real‑property based on its fair market value as of the January 1st valuation date each year. The County Assessor’s Office conducts a physical inspection and reviews recent sales, tax‑sale listings, and construction permits to determine this value. Once the market value is established, the county applies a uniform assessment ratio of 10 %, meaning the taxable value is 10 % of the market value.

After the taxable value is calculated, the county multiplies it by the local millage rate to compute the annual tax bill. Greene County’s combined millage for 2024 is 55.75 mills (0.05575). This figure includes the county levy, school district, town or city rates, and any special districts that have adopted a levy for the fiscal year.

Example: A home with a market value of $120,000 has a taxable value of $12,000 (10 %). At 55.75 mills, the property tax would be $12,000 × 0.05575 = $669.00 for the year.

Available Exemptions

Alabama offers several exemptions that can reduce the taxable value of a property. Greene County applies these state‑wide exemptions automatically when eligibility is proven.

  • Homestead Exemption – Reduces the taxable value of a primary residence by up to $3,000. Applicants must own and occupy the property as their principal dwelling.
  • Senior Citizen Exemption – Residents 65 years or older may receive an additional $5,000 reduction, provided the property is their homestead and income meets state guidelines.
  • Disability Exemption – Qualifying individuals with a permanent, severe disability can obtain a $4,000 reduction on the taxable value of their primary residence.
  • Veteran Exemption – Honorable‑discharged veterans (or their surviving spouses) may receive a $5,000 reduction for the homestead, with an extra $2,000 for service‑connected disabilities.

To claim any exemption, owners must submit a completed application to the Greene County Assessor’s Office by March 31st of the tax year. Approved exemptions are applied to the taxable value before the millage calculation.

Payment Schedule & Deadlines

Greene County property taxes are due in two installments. The first installment, representing 50 % of the total bill, is payable on the first business day of November. The second installment is due on the first business day of February.

  • If a payment is received after the November deadline, a 10 % penalty plus a $5.00 processing fee is assessed.
  • Payments made after the February deadline incur a 20 % penalty, a $10.00 processing fee, and interest calculated at 12 % per annum on the overdue amount.
  • Taxpayers may elect to pay the full amount at any time before the first deadline to avoid penalties.
  • Late payments that remain unpaid after April 30th may result in a tax lien being placed on the property, potentially leading to tax‑sale proceedings.

Payments can be made online through the Greene County Tax Collector’s portal, by mail using the provided voucher, or in person at the Tax Collector’s office.
